Natural factors
- Soil: humic gleysol with loamy fine sand; topsoil 15–25 cm, organic matter content 5–10%, leem content 15–25%.
- Deeper soil layer (gleyic clay): leem content 30–60%, lutum content 15–30%; below 80 cm, calcareous sand is frequently present.
- The area falls within the former municipality of Ambt Delden, province of Overijssel; high leem content in the soil, fertile humus layer across the entire area.
